Great breakdown. Real estate always feels local, but rate cycles are the tide that lifts or sinks all boats. What stood out to me is how each boom was built on different mechanisms, but the busts always rhyme—overleverage meets rate shocks. Curious to see whether the next phase is forced deleveraging or another sugar rush. Either way, underwriting discipline is back in style.
